Asset Management Analyst / Associate

Job Description

Ulysses Development Group (UDG) is seeking an Analyst/Associate of Asset Management to join its rapidly expanding team. UDG develops, acquires, and invests in affordable housing, harnessing best-in-class practices and long-term solutions for all stakeholders and communities. This position will be based in UDG’s office in Denver, CO. The successful candidate will have 2-5 years of professional work experience in finance or real estate industries. This position will be assigned a portfolio of properties and will assist with setting specific asset management objectives and goals. The Analyst / Associate is responsible for budgeting, financial analysis, pre-development support, support of new ground up lease ups, and general lender/investor reporting.

Responsibilities

  • Support the pre-development, lease up, and transition of properties from initial underwriting to stabilized asset management through cross-departmental collaboration with UDG’s development, financing & accounting, and construction teams
  • Work with 3rd party property management companies to prepare property level start up budgets and lease up business plans that are aligned with underwritten expectations and proformas
  • Implement strategies to drive property performance, execute on business plans, and strategically improve property NOI to maximize long-term property operations and asset value
  • Engage with property management, architects, and design teams in pre-planning for building designs and systems to ensure alignment with operational functionality
  • Review and analyze monthly financial reports compared to budget and proforma. Proactively work with property management companies through stabilization and loan conversion.
  • Ensure timely and accurate filing of all regulatory compliance requirements for project partners and other stakeholders
  • Forge strong relationships with 3rd party property management companies to communicate expectations on a weekly basis
  • Develop a thorough understanding of each property to be able to identify optimization strategies for improvement

Experience and Competencies

  • 2-5 years’ experience of professional work experience in finance or real estate industries
  • Bachelor’s degree
  • Understanding of multifamily real estate, with knowledge of or desire to learn about low-income housing tax credit financing and project-based Section 8
  • Analytically minded with high attention to detail while maintaining a view of the big picture goals. Property management operational experience is a plus.
  • Ability to operate with minimal oversight with a mindset that takes full ownership of their role and responsibilities while collaborating with the rest of the team
  • Great time management skills and ability to juggle multiple tasks with competing priorities
  • Exceptional proficiency with Excel and general computer skills. Property management software (Yardi, Real Page) experience is preferred.
  • Good presentation and communication (oral and verbal) skills
  • Ability to travel to properties as needed

  • Prolonged periods of sitting at a desk and working on a computer
  • Frequent near vision use for reading and working with detailed information on computer screens
  • Occasional standing, walking, and moving about the office
  • May require lifting and moving objects weighing up to 15 pounds

  • Work is primarily performed in a climate-controlled office environment

Construction Project Manager

Compensation:

The salary range for this position is $110,000 to $130,000 annually, commensurate with experience. In addition to the base salary, the successful candidate may be eligible for a performance-based bonus up to 15%, which is determined based on individual and company performance.

Job Description:

Ulysses Development Group is a Denver-based mission-driven developer and owner of affordable and workforce housing. We strive to bring and preserve quality housing to communities across the nation through ground up development and acquisition/rehab.

Position Summary: 

The Project Manager is responsible for providing leadership to the project teams to ensure that the goals established for completion, budget adherence, and quality standards for both new construction and rehabilitation projects are met.

The Project Manager will oversee multiple projects, including ground up and rehabilitation properties in various stages of construction and pre-construction.  This position will report to the Assistant Vice President (AVP) or Sr. Vice President (SVP) of Construction.

Key Responsibilities:

  • Communicates with and provides recommendations to AVP Construction/SVP Construction and directs project teams on issues related to project design, pricing, and construction.
  • Provide technical/construction management support to the Development and Asset Management groups within UDG.
  • Collaborate with the project teams, architects, engineers, and other third-party consultants in the preparation of contract documents.
  • Leads the efforts for constructability review and redlining of plans and specifications at designated design milestones.
  • Work with the third-party general contractors to develop and update construction project budgets, schedules and logistical planning.
  • Assist the Development team in collecting all required information from design teams, general contractors and 3rd party consultants for project due diligence and financing.
  • Lead the change management process with third party GC.
  • Manage project RFI process to ensure timely and thorough responses from the design team.
  • Manage project submittal process to ensure timely responses by the design team.
  • Attend and represent UDG at onsite project OAC meetings.
  • Perform onsite inspections for quality of materials and workmanship, conformity with the contract documents, code compliance, on-site safety and security, and construction progress related to current schedule
  • Review third party general contractor progress billings and when needed facilitate revisions as necessary.
  • Takes a leadership role in identifying and securing all permits and approvals necessary to construct projects. Acts as a primary project contact as needed for building officials and other agencies with project permitting and inspection
  • Assists AVP with design, 3rd party consultant and general contractor agreement negotiations and subsequent execution.
  • Prepares monthly corporate project reporting including updates to budget and schedule forecasts.
  • Lead project close-out process including all punch/unit turn walks and completion of all required completion documentation from financial partners, general contractors, design teams and consultants.
  • Monitor project team administration of and responses to third party consultant plan reviews and site inspections.

Qualifications:

  • 5– 10 years’ experience in managing all phases of multifamily construction
  • Graduate from an accredited four-year college or university with major coursework in architecture, engineering, or construction management
  • Ability to have professional interaction with team members, stakeholders, government officials and staff
  • Working knowledge of Microsoft Word, Excel, Outlook and MS project, and Procore
  • Exceptional communication skills and attention to detail
  • Must have excellent organizational skills and the ability to prioritize
  • Must be willing to travel
  • Knowledge of construction procedures, building codes, estimating, budgeting, scheduling and safety practices
