Construction Project Manager

Compensation:

The salary range for this position is $110,000 to $130,000 annually, commensurate with experience. In addition to the base salary, the successful candidate may be eligible for a performance-based bonus up to 15%, which is determined based on individual and company performance.

Position Summary: 

The Project Manager is responsible for providing leadership to the project teams to ensure that the goals established for completion, budget adherence, and quality standards for both new construction and rehabilitation projects are met.

The Project Manager will oversee multiple projects, including ground up and rehabilitation properties in various stages of construction and pre-construction.  This position will report to the Assistant Vice President (AVP) or Sr. Vice President (SVP) of Construction.

Key Responsibilities:

  • Communicates with and provides recommendations to AVP Construction/SVP Construction and directs project teams on issues related to project design, pricing, and construction.
  • Provide technical/construction management support to the Development and Asset Management groups within UDG.
  • Collaborate with the project teams, architects, engineers, and other third-party consultants in the preparation of contract documents.
  • Leads the efforts for constructability review and redlining of plans and specifications at designated design milestones.
  • Work with the third-party general contractors to develop and update construction project budgets, schedules and logistical planning.
  • Assist the Development team in collecting all required information from design teams, general contractors and 3rd party consultants for project due diligence and financing.
  • Lead the change management process with third party GC.
  • Manage project RFI process to ensure timely and thorough responses from the design team.
  • Manage project submittal process to ensure timely responses by the design team.
  • Attend and represent UDG at onsite project OAC meetings.
  • Perform onsite inspections for quality of materials and workmanship, conformity with the contract documents, code compliance, on-site safety and security, and construction progress related to current schedule
  • Review third party general contractor progress billings and when needed facilitate revisions as necessary.
  • Takes a leadership role in identifying and securing all permits and approvals necessary to construct projects. Acts as a primary project contact as needed for building officials and other agencies with project permitting and inspection
  • Assists AVP with design, 3rd party consultant and general contractor agreement negotiations and subsequent execution.
  • Prepares monthly corporate project reporting including updates to budget and schedule forecasts.
  • Lead project close-out process including all punch/unit turn walks and completion of all required completion documentation from financial partners, general contractors, design teams and consultants.
  • Monitor project team administration of and responses to third party consultant plan reviews and site inspections.

Qualifications:

  • 5– 10 years’ experience in managing all phases of multifamily construction
  • Graduate from an accredited four-year college or university with major coursework in architecture, engineering, or construction management
  • Ability to have professional interaction with team members, stakeholders, government officials and staff
  • Working knowledge of Microsoft Word, Excel, Outlook and MS project, and Procore
  • Exceptional communication skills and attention to detail
  • Must have excellent organizational skills and the ability to prioritize
  • Must be willing to travel
  • Knowledge of construction procedures, building codes, estimating, budgeting, scheduling and safety practices

About UDG

UDG was founded in 2021 by Yoni Gruskin and Connor Larr, capitalizing on their varied affordable housing and development experience. UDG deploys its robust balance sheet to develop, acquire and invest in affordable housing. Through leveraging, UDG has been able to grow quickly and provide meaningful impacts on housing affordability throughout the nation. The company currently owns communities in five states, with plans to build or preserve 1,300 more housing units by the end of 2026.

Position Summary

UDG’s legal department is responsible for advising the Company on development, asset management, construction and corporate matters related to the Company’s acquisition, development and management of affordable housing projects around the United States.   The Real Estate Attorney would report to UDG’s General Counsel and work closely with UDG’s partners and all the UDG team members.  The Real Estate Attorney also would work alongside outside counsel on issues associated with ongoing development deals and other corporate matters.

Key Responsibilities

  • Work with development team to draft and negotiate various types of real estate agreements, including LOIs, purchase and seal agreements, development agreements, property management agreements, nondisclosure agreements and other real estate documents.
  • Oversee, draft and track Company professional services agreements.
  • Work with asset management and construction teams on ongoing compliance and other matters.
  • Track development deals, including participating in deal calls and working with outside counsel.
  • Track and work on all aspects of development deals, including real estate forms and closing mechanics.
  • Working with in-house paralegal, supervise and track corporate entity formation and ongoing compliance requirements.
  • Troubleshoot and problem solve on day-to-day legal matters as they arise.

Qualifications

Position Summary:

 

In collaboration with the VP of Development, the Development Associate is responsible for managing a vertical development project throughout its lifecycle and for its ultimate handoff to the asset management and property management teams.  With help from the VP of Development, the Development Associate will run the day-to-day productivity for a project from closing checklists, budget and construction tracking and will be asked to lead underwriting, presentations, team coordination, city communication, internal approvals and communication, budgets and forecasts.  The Development Associate will be assisted by a Development Analyst.

 

Key Responsibilities:

 

  • As directed by the VP of Development, evaluates potential development opportunities by gathering market analysis, researching existing zoning codes, and understanding existing conditions including the entitlement process
  • Creates, and maintains tracking metrics relating to development project status, requests/feedback from ownership and executive leadership
  • Under direction from the VP of Development, assists in drafting PSA, lease agreements, and/or development agreements
  • Assists the VP of Development in maintaining relationship with broker community to ensure UDG is on “first call” list for brokered opportunities.
  • Supports the VP of Development in communication with partners, investors and lenders through project completion on assigned projects
  • With limited oversight from the VP of Development, prepares and presents qualitative and quantitative content to ownership and executive leadership on prospective and ongoing deals
  • With assistance from the Analyst and collaboration from other UDG departments, prepares detailed pro forma with limited oversight from the VP of Development
  • Leads the project execution team including regular calls/meetings with design and construction
  • Track timelines and schedules for both external and internal needs for projects in planning, construction and lease-up
  • With direction from the CDO and VP of Development, assemble consultant, design and construction project teams
  • Drive process to successfully submit RFQ/RFP’s responses

POSITION SUMMARY

The Transaction Coordinator will report to the CDO but will serve a cross functional role requiring accountability to and collaboration with multiple departments and stakeholders within UDG. The Transaction Coordinator plays a crucial role in managing several key processes for UDG’s pipeline of multifamily real estate development projects. These projects are in various stages of the development lifecycle, from due diligence through closing and pre-stabilization.

JOB DESCRIPTION

· Prioritizes and manages multiple complex projects concurrently, ensuring all deadlines within the assigned portfolio are met.

· Prepares and coordinates materials, applications or forms for lenders and equity institutions related to affordable multifamily housing closings, including acquisitions, re-syndications, and new construction projects.

· Assists with preparation of bond applications, tax credit applications, and other financing or soft funds packages that are needed to secure funding for projects.

· Coordinates post-closing activities, including state agency reporting, 8609 applications, permanent financing conversions, equity installments, and refinances. Actively engages with stakeholders to coordinate the necessary due diligence for each value event, ensuring compliance with all requirements.

· Orders third-party reports as needed throughout various phases of a project including, but not limited to, Environmental Studies, Property Condition Assessments, Appraisals, Market Studies, Title and Survey, and Zoning Reports.

· Fosters relationships with other departments such as asset management, construction and accounting to streamline communication and gather necessary information for lenders and investors.

· Participates in regular conference calls with the development team, lenders, investors, underwriters, attorneys, and other stakeholders to provide updates on the due diligence process.

· Interprets and extracts key information from loan agreements and partnership agreements to understand project timelines and track upcoming value events.

· Maintains organized electronic due diligence files in accordance with existing processes and standards.

· Assists with administrative or organizational needs where appropriate.

Ulysses Development Group (UDG) is seeking an Assistant Vice President (AVP), Resident Services to join its rapidly expanding team. UDG develops, acquires, and invests in affordable housing, harnessing best-in-class practices and long-term solutions for all stakeholders and communities. This position will be based in UDG’s headquarters in Denver, CO. The AVP, Resident Services leads the strategic vision, development and execution of resident-focused programs across UDG’s affordable housing communities. This role ensures that services are impactful, equitable, compliant and aligned with the UDG’s mission to support thriving, inclusive communities. The successful candidate will have 8–10 years of increasing leadership in resident services and/or community development with demonstrated ability to scale programs across a growing portfolio of communities.

Key Responsibilities: 

Strategic Leadership

  • Work closely with UDG’s Senior Advisor and Strategic Partnerships team to design a Resident Services program that reflects UDG’s mission, vision and values.
  • Implement a scalable program for resident services across UDG’s growing affordable housing portfolio nationwide. (The current portfolio includes more than 2,000 units under management, with plans to double by 2028.)
  • Build organizational awareness of the importance of resident services and demonstrate high ROI for investors, residents and the community

  • Conduct site audits as needed and ensure program quality across all properties
  • Develop and manage program budgets with Development, Corporate Services and Asset Management teams

Community & Partner Engagement

  • Build partnerships with local nonprofits, schools and community leaders to develop a comprehensive services plan for each building, depending upon the unique needs of the community
  • Represent the organization in conversations and engagements to build UDG’s ability to meet resident and community needs
  • Identify and respond to grant opportunities and manage service-related funding to ensure sustainability

Communication and Collaboration

  • Work with corporate teams, including Development, Asset Management and Property Management, to understand resident services requirements from pre-development to leasing to stabilization
  • Regularly translate and communicate long-term goals into on-the-ground results
  • Gather stories, testimonials and data to support UDG’s corporate communications
  • Advocate for resident services in corporate planning and decision-making

Data & Compliance

  • Identify program metrics that reflect UDG’s mission, values and goals
  • Collect data that aids in decision-making and resource allocation
  • Monitor program outcomes, resident satisfaction and retention
  • Ensure compliance with HUD, LIHTC, and other regulatory bodies

Compensation:

The salary range for this position is $115,000 – $140,000 annually, commensurate with experience. In addition to the base salary, the successful candidate may be eligible for a performance-based bonus

  • Work is primarily performed in a climate-controlled office environment
  • Exposure to moderate noise levels typical of an office setting (e.g., printers, telephones, ambient noise)
