Development Associate

Job Title:

Development Associate

Job Description:

Position Summary:

 

In collaboration with the VP of Development, the Development Associate is responsible for managing a vertical development project throughout its lifecycle and for its ultimate handoff to the asset management and property management teams.  With help from the VP of Development, the Development Associate will run the day-to-day productivity for a project from closing checklists, budget and construction tracking and will be asked to lead underwriting, presentations, team coordination, city communication, internal approvals and communication, budgets and forecasts.  The Development Associate will be assisted by a Development Analyst.

 

Key Responsibilities:

 

  • As directed by the VP of Development, evaluates potential development opportunities by gathering market analysis, researching existing zoning codes, and understanding existing conditions including the entitlement process
  • Creates, and maintains tracking metrics relating to development project status, requests/feedback from ownership and executive leadership
  • Under direction from the VP of Development, assists in drafting PSA, lease agreements, and/or development agreements
  • Assists the VP of Development in maintaining relationship with broker community to ensure UDG is on “first call” list for brokered opportunities.
  • Supports the VP of Development in communication with partners, investors and lenders through project completion on assigned projects
  • With limited oversight from the VP of Development, prepares and presents qualitative and quantitative content to ownership and executive leadership on prospective and ongoing deals
  • With assistance from the Analyst and collaboration from other UDG departments, prepares detailed pro forma with limited oversight from the VP of Development
  • Leads the project execution team including regular calls/meetings with design and construction
  • Track timelines and schedules for both external and internal needs for projects in planning, construction and lease-up
  • With direction from the CDO and VP of Development, assemble consultant, design and construction project teams
  • Drive process to successfully submit RFQ/RFP’s responses
  • Assist with land acquisition, including preparation of LOIs and purchase contracts with legal counsel, and gathering of due diligence materials
  • Manage a financial closing in conjunction with lenders, legal counsel and other project team members
  • Prepare internal reporting and forecasting in conjunction with the finance / accounting team
  • Provide regular guidance and leadership for Analyst team

 

Qualifications:

 

  • 2 – 5 years experience in real estate development
  • Demonstrated drive and eagerness to take on a self-motivated development role
  • Strong record of managing complex development projects through completion
  • Ability to have professional and productive interaction with all UDG departments, stakeholders, government officials and staff
  • Has a basic understanding of the roles and components of a real estate transaction and can comprehend the financial structure of an investment
  • Exceptional communication and presentation skills and attention to detail
  • Must have excellent organizational skills and the ability to prioritize
  • Must be willing to travel on occasion

Compensation:

The salary range for this position is $90,000 to $125,000 annually, commensurate with experience. In addition to the base salary, the successful candidate may be eligible for a performance-based bonus up to 15%, which is determined based on individual and company performance.

Transaction Coordinator

POSITION SUMMARY

The Transaction Coordinator will report to the CDO but will serve a cross functional role requiring accountability to and collaboration with multiple departments and stakeholders within UDG. The Transaction Coordinator plays a crucial role in managing several key processes for UDG’s pipeline of multifamily real estate development projects. These projects are in various stages of the development lifecycle, from due diligence through closing and pre-stabilization.

JOB DESCRIPTION

· Prioritizes and manages multiple complex projects concurrently, ensuring all deadlines within the assigned portfolio are met.

· Prepares and coordinates materials, applications or forms for lenders and equity institutions related to affordable multifamily housing closings, including acquisitions, re-syndications, and new construction projects.

· Assists with preparation of bond applications, tax credit applications, and other financing or soft funds packages that are needed to secure funding for projects.

· Coordinates post-closing activities, including state agency reporting, 8609 applications, permanent financing conversions, equity installments, and refinances. Actively engages with stakeholders to coordinate the necessary due diligence for each value event, ensuring compliance with all requirements.

· Orders third-party reports as needed throughout various phases of a project including, but not limited to, Environmental Studies, Property Condition Assessments, Appraisals, Market Studies, Title and Survey, and Zoning Reports.

· Fosters relationships with other departments such as asset management, construction and accounting to streamline communication and gather necessary information for lenders and investors.

· Participates in regular conference calls with the development team, lenders, investors, underwriters, attorneys, and other stakeholders to provide updates on the due diligence process.

· Interprets and extracts key information from loan agreements and partnership agreements to understand project timelines and track upcoming value events.

· Maintains organized electronic due diligence files in accordance with existing processes and standards.

· Assists with administrative or organizational needs where appropriate.

Qualifications:

· 2 years’ experience in transaction management, experience with affordable housing preferred

· Strong record of managing complex initiatives with multiple stakeholders

· Ability to have professional interaction with team members, stakeholders, government officials and staff

· Exceptional communication skills and attention to detail

Compensation:

The Development Analyst will support UDG in all aspects of affordable housing acquisitions and development through financial modeling, industry research, and strategic analysis. The Development Analyst will support the team in efficiently underwriting the viability of new development opportunities as well as in the execution of existing development deals. Key Responsibilities: 

  • As directed by VP of Development, conduct research to support all development functions, including acquisitions, due diligence, impact fees, utility costs, market analysis, construction costs, entitlements, etc.

  • Assist in tracking of timelines and schedules for projects in planning, construction or lease-up

Ulysses Development Group (UDG) is seeking an Assistant Vice President (AVP), Resident Services to join its rapidly expanding team. This position will be based in UDG’s headquarters in Denver, CO. The AVP, Resident Services leads the strategic vision, development and execution of resident-focused programs across UDG’s affordable housing communities. Ulysses Development Group (UDG) is seeking an Asset Management Analyst to join its rapidly expanding team. This position will be based in UDG’s office in Denver, CO. The successful candidate will have 2-4 years of professional work experience in finance, accounting, or real estate industries. This position will assist UDG’s Asset Managers and the teams’ objectives and goals. The Analyst is responsible for budgeting, financial analysis, property accounting, and general lender/investor reporting.

Key Responsibilities:

· Review and analyze monthly financial reports compared to budget and proforma. Proactively work with 3rd party property management companies, specifically property management accountants to accurately present property level financials.

· Work with 3rd party property management companies to prepare property level budgets that are aligned with underwritten expectations and proformas

· Monitor and report on property performance, business plans, and property NOI

· Perform ongoing property level distributions and cash positions

· Develop, update, and reforecast property operating projections and cash flows

· Oversee and maintain the implementation of new technologies for ad-hoc reporting at a portfolio level

· Ensure timely and accurate filing of all regulatory compliance requirements for project partners and other stakeholders

· Forge strong relationships with 3rd party property management companies to effectively communicate expectations

· Work closely with UDG’s accounting and finance department to prepare and review property level reporting

Qualifications:

· 2-4 years’ experience of professional work experience in finance, accounting, or real estate industries

· Bachelor’s degree

· Good accounting and financial reporting skills

· Understanding of multifamily real estate, with knowledge of or desire to learn about low-income housing tax credit financing and project-based Section 8

· Analytically minded with high attention to detail while maintaining a view of the big picture goals. Property management accounting experience is a plus.

· Ability to operate with minimal oversight with a mindset that takes full ownership of their role and responsibilities while collaborating with the rest of the team

· Great time management skills and ability to juggle multiple tasks with competing priorities

· Exceptional proficiency with Excel and general computer skills. Property management software (Yardi, Real Page) experience is preferred.

Compensation:

Assistant Vice President Capital Markets

Ulysses Development Group is a Denver-based mission-driven developer and owner of affordable and workforce housing. We strive to bring and preserve quality housing to communities across the nation through ground up development and acquisition/rehab.

POSITION SUMMARY

The AVP – Capital Markets will work closely with UDG partners to establish consistency across capital sourcing and financial partnerships for LIHTC equity, JV equity and debt sources ensuring coordination across the development pipeline and that corporate priorities are being communicated transparently. The AVP will also work cross-functionally, primarily with the development team, as developers assemble capital stacks for their projects. The AVP will serve as the primary liaison between the UDG deal teams and capital providers.

Key Responsibilities:

  • Maintain and track financial partner relationships and facilitate communication with existing and potential partners and respective Development teams, including quarterly pipeline calls with select partners
  • Understand and track financing needs across the new development, acquisition hold, and acquisition rehab pipeline and stabilized portfolio and work with the Development teams and Partners to identify optimal financing strategies and partners
  • Develop and prepare, with respective Development teams, standardized financing packages for debt and equity requests
  • Standardize key equity and debt terms for LOIs and summarize them to Development team
  • Ensure coordinated communication between Development team and financing partners across the pipeline
  • Track industry and economic trends to understand new financing tools, relative benefits / considerations of certain financing structures and industry best-practices
  • Create and maintain, in partnership with the Finance, Development and Asset Management teams, a database of refinancing / recapitalization opportunities across the portfolio, including but not limited to, refinancing and internal tax credit syndication
  • Identifying and managing financial risks associated with various capital markets opportunities

Qualifications:

· 5+ years’ experience in real estate finance, preferably with exposure to and experience in tax credit financing

· Prior experience with LIHTC syndicator, lender or CDFI preferred

· Strong analytical and quantitative skills

POSITION SUMMARY:

This key role is responsible for leading the financial closeout of affordable housing developments, ensuring timely and accurate cost certifications, final tax credit allocations, and IRS Form 8609 issuance. This role provides strategic oversight of financial compliance and equity funding, with accountability for managing investor requirements, adjuster calculations, and permanent loan conversions. The position plays a critical role in maximizing eligible basis and securing the maximum allowable tax credit allocation for each project, while safeguarding the company’s financial integrity and reputation with partners and agencies.

Key Responsibilities:

· Cost Certification & Closeout Leadership

  • Direct and oversee the CPA-led cost certification process, ensuring accurate reconciliation of project sources and uses and proper classification of eligible basis.

  • Serve as the primary point of contact with auditors, lenders, investors, and housing authorities on all cost certification matters.

  • Final Allocation & IRS Form 8609 Management

  • Lead preparation and submission of applications and supporting materials to the Housing Finance Agency or Housing Authority for the final allocation of LIHTC.

  • Oversee completion and submission of IRS Form 8609 packages, coordinating with internal and external teams to ensure compliance and timely issuance.

· Equity & Adjuster Oversight

  • Review and approve upward and downward adjuster calculations, ensuring accurate modeling and proper application of investor partnership agreements.

  • Manage equity installment schedules, verifying compliance with milestones and adjuster outcomes.

  • Permanent Loan Conversion & Documentation

  • Oversee financial aspects of permanent loan conversion, aligning investor, lender, and agency requirements.

  • Ensure all closeout documentation (COs, legal opinions, PIS certificates, loan agreements, cost audits) is complete, accurate, and archived.

· Strategic Financial Management

  • Identify and execute opportunities to maximize eligible basis and enhance tax credit allocations.

  • Develop and refine internal processes, controls, and checklists to ensure efficiency and consistency across the portfolio.

  • Provide guidance and training to internal teams on closeout requirements and financial compliance best practices.

· Stakeholder & Investor Relations

  • Maintain strong relationships with auditors, investors, syndicators, and housing authorities.

  • Provide regular reporting and updates to executive leadership on closeout status, financial outcomes, and risks.

Qualifications:

· Bachelor’s degree in Accounting, Finance, or related field; CPA strongly preferred.

· 7+ years of progressive experience in affordable housing finance, LIHTC development, or public accounting with a real estate focus.

· Expertise in LIHTC program requirements, Housing Authority cost certifications, and IRS Form 8609 processes.

· Strong technical proficiency in financial modeling, reconciliations, and partnership agreement mechanics.

· Proven leadership skills with ability to manage complex, cross-functional processes and external stakeholder relationships.

· Exceptional organizational, communication, and problem-solving skills.

Compensation:

The salary range for this position is $125,000 – 150,000 annually, commensurate with experience. In addition to the base salary, the successful candidate may be eligible for a performance-based bonus which is determined based on individual and company performance.
